What I’ve learned over 15 years of condo design in KL is that the best results come from understanding three things simultaneously: how you actually live in the space, what the unit’s layout allows (and doesn’t), and what the condo’s management rules permit. Get those three right, and everything else — the aesthetics, the materials, the mood — flows naturally from there.

My Approach to Condo Design
I approach condo design differently from landed homes, and here’s why: in a condo, every square foot is earned. You don’t have the luxury of a garden extension or an extra room upstairs. What you have is what you have — and the designer’s job is to make it feel like more.
That starts with spatial planning before we discuss a single colour swatch. Where do you spend your mornings? Do you cook seriously or mostly order in? Do you work from home? Do guests stay over? The answers shape the layout, and the layout shapes everything else.
As an interior architect (not just a designer), I also assess structural feasibility early. Want to open up the kitchen to the living area? I’ll determine whether that wall is load-bearing before we get attached to the idea. Want to move the bathroom? I’ll check the plumbing riser position and condo management restrictions first.
This upfront homework prevents the most common (and expensive) renovation surprises.

The Condo Design Process
1. Initial Consultation
We start with a conversation — usually over WhatsApp, then a site visit. I want to understand your lifestyle, preferences, budget, and timeline. If you’re still deciding whether to hire a designer, this is a no-pressure conversation.
2. Concept & Space Planning
Based on our discussion, I develop a spatial layout and design concept. You’ll receive 2D plans and 3D visualisations showing exactly how your condo will look and feel.
3. Design Development
Once the concept is approved, we refine every detail — materials, finishes, colours, lighting, built-in furniture specs. This is where the design becomes real.
4. Construction & Handover
For design-and-build projects, I manage the renovation from start to finish. That means coordinating contractors, supervising quality, resolving issues, and conducting a thorough defect check before handover.

Condo Renovation: What to Know Before You Start
Condo Management Rules
Every condo in KL has management rules governing renovation. Common restrictions include:
- Renovation hours — typically Monday-Saturday, 9am-5pm (no Sundays, no public holidays)
- Deposit required — usually RM5,000-10,000, refundable after satisfactory completion
- Duration limits — most managements allow 3-6 months maximum
- Noise-generating work — hacking, drilling often restricted to specific hours
- Material delivery — service lifts and loading bays must be booked in advance

Permits and Compliance
Most internal condo renovations don’t require DBKL planning approval, but structural changes (removing walls, modifying wet areas) may need engineering sign-off. I assess this during the design phase and arrange any necessary approvals.

Do I really need a designer, or can I go direct to a contractor?
This depends on the complexity of your project. For a simple repaint and minor updates, a contractor may suffice. For anything involving layout changes, built-in furniture, or creating a cohesive design language throughout the unit, a designer brings value that pays for itself in avoided mistakes and better spatial outcomes.
